HIC Starts Phase I of $300M, 2,600-Acre Savannah-Area Development

HIC Land broke ground on Carolina Station, a $300 million, 2,600-acre master-planned community on the Morgan Tract in Hardeeville, just north of Savannah.

The community will include over 650 multifamily units and more than 95 acres of commercial property, which HIC Land owns and intends to develop into a mix of retail, dining and lifestyle offerings to serve residents and the surrounding region. 

The development will roll out in phases over the coming years. The project began with HIC Land’s $36 million acquisition of the historic Morgan Tract. 

The community’s location offers access to the beaches of Hilton Head Island, the historic city of Savannah and rapidly growing employment opportunities across the Lowcountry, including the Hyundai Motor Group Metaplant America near Savannah, which held its grand opening in March and is projected to support up to 8,500 jobs.
