Hewlett-Packard Sells Affiliate HQ Campus, Leases It Back
Bluerock paid $330.7 million for Hewlett Packard Enterprises’ (HPE) Juniper Networks headquarters campus in Sunnyvale. HPE leased the building back from Bluerock. The lease term doesn’t expire until 2047.
Bluerock obtained $310 million in financing from a group headed up by Wilmington Trust.
The Silicon Valley Business Journal reports HPE bought Juniper Networks in 2025 for $14 billion. The office campus is in a commercial neighborhood of Sunnyvale near Moffett Field.
The property includes an eight-story office building totaling about 319,000 square feet.
The deal reflects a common corporate real estate strategy in which a company sells a property but remains a long-term tenant. HPE still owns another major building on the campus at 1137 Innovation Way.
While HPE has its headquarters in Houston, it maintains a San Jose office at 6280 America Center Drive in North San Jose.
