The Cliff

Henderson Greenlights $50M Lifestyle Center

The City of Henderson has unanimously approved development plans for The Cliff — a $50 million lifestyle and entertainment destination on ten acres of underutilized office space at 2500–2550 Paseo Verde Parkway in Green Valley Ranch. The project is led by Partners Capital and CNR Retail, who acquired the site in 2023 for $17.25 million. AO serves as the lead architect for the development.

The site will now be home to a Class A, open-air destination that blends retail, culinary, and hospitality experiences. The Cliff replaces outdated office buildings with a pedestrian-friendly campus anchored by landscaped courtyards, breezeways, public art, live music, and a kiosk village named “The Yard.”

The development will house emerging retailers, independent boutiques, and chef-driven restaurants —many of which will be making their Southern Nevada debut.

The Cliff is expected to generate significant economic benefits, including:

  • Nearly 1,000 local jobs through construction and ongoing operations
  • An estimated $100 million in local GDP
  • The first new Class A retail destination in Henderson in over 20 years
