Helmsley Spear Arranges Two Renewals at 48 Wall St.

Helmsley Spear represented ownership in two new leases at 48 Wall St. in Lower Manhattan’s Financial District.  

The lease with Addison Design Company, a longtime tenant, was restructured and renewed. The new lease is for 28,998 square feet and extends its term until 2031. 

Ressler Inc. has also been in the building for 20-plus years and needed to contract its offices due to COVID-19. Helmsley Spear negotiated a relocation from the 26th floor to the 31st for 3,950 square feet, under a new 10-year lease. 

“Helmsley Spear has been rapidly expanding with top leasing talent and a portfolio of significant leasing transactions even in these trying times of the COVID 19 pandemic,” said EVP Andrew G. Simon, leasing team head for 48 Wall St. 

The Helmsley Spear leasing team of Simon, vice chairman James Emden executive managing director Randy Sherman and president Kent M. Swig represented ownership for both transactions.
