Heitman Picks Up Trophy Denver Office Tower

Downtown Denver’s 1401 Lawrence, a newly-constructed, 309,988-square-foot, Class AA office tower, has traded hands. The buyer was an affiliate of Chicago-based Heitman and the seller was First Gulf Corporation of Toronto, which also developed the property. The sales price was undisclosed.

The 22-story, LEED Gold-certified property was completed in the fourth quarter of 2016 and is 98% leased to a roster of credit-worthy companies including CoBiz Financial, Jagged Peak Energy and anchor tenant Polsinelli.

CBRE Capital Markets Institutional Properties’ Mike Winn, Tim Richey, Chad Flynn and Jenny Knowlton represented the seller.

Winn says, “1401 Lawrence is one of the most visible and stunning properties on Denver’s skyline. When you factor in the world-class construction, striking mountain views, strong tenancy and highly sought-after location, it created a truly irreplaceable investment opportunity.”
