Healthpeak Adds Another Site to Alewife Assemblage for Future Mixed-Use

Denver-based Healthpeak Properties Inc. has added another site to its collection of properties in Cambridge, MA’s Alewife neighborhood that it hopes to turn into a mixed-use development. The Boston Business Journal reported that the REIT acquired the Cambridge Landscape warehouse at 100 Smith Pl. for $20 million.

Healthpeak began assembling dozens of acres in Alewife in the late 2010s and early 2020s, with an eye on redevelopment. In 2022, Cambridge officials put a moratorium on construction in parts of Alewife for more than a year, out of concern the neighborhood would be overrun with labs. The city rezoned the area in 2023 in an attempt to strike a balance between commercial and residential development.

The company has not advanced its planned redevelopment much since then. According to the Business Journal, Healthpeak acquired just two properties in Cambridge during 2023 and 2024.
