Hayes Modular Unloads West Campus Lofts
The 180-bed, 72-unit West Campus Lofts has sold to an out-of-state buyer. Seller/developer Hayes Modular Group Inc. sold the off-campus, student housing property at 805 S. 8th St. in Waco, TX for an undisclosed price. The property serves students attending Baylor University, as well as young professionals living in the area.
David Shaffer, Caleb Jones, Tammy Shaffer and William Hubbard with Wellington Realty brokered the transaction between the Austin-based seller and undisclosed buyer. The asset, which is situated on 2.6 acres, was redeveloped from a former high school, with the renovation completed in 2017. Current occupancy is at 85.2%.
“The owner purchased a newly-renovated historic high school that had been vacant for years…for the last decade,” said Tammy Shaffer. She added that Baylor University’s enrollment increase means a need for additional housing in the area.
