Harbor Freight Tools Inks 783K-SF Lease at FRED310
FRED310, a warehouse/distribution project under construction in the Seattle/Tacoma submarket of Frederickson, WA, has executed a build-to-suit lease totaling 783,000 square feet with Harbor Freight Tools. A joint venture between Panattoni and Crow Holdings Capital is developing the 310-acre facility located at Canyon Road E and E 176th Street.
“FRED310 is the premier, new industrial development in the Pacific Northwest,” said Cushman & Wakefield’s Scott Alan who represented ownership in the lease transaction along with the firm’s Patrick Mullin. “We are excited to add Harbor Freight as another significant and high-caliber brand to the project’s growing roster of quality tenants.”
The development, which broke ground in August of 2022, consists of four warehouse buildings that will total 2.3 million square feet. Offering state-of-the-art modernization and functionality, the first phase will feature 36’ to 40’ clear heights, abundant auto/trailer parking and large truck courts. The project is positioned within 30 minutes of the Port of Tacoma and is proximate to several freeways. FRED310 is expected to be completed in early 2024.
