Halsen Healthcare Completes California Sale-Leaseback with Medical Properties Trust
Halsen Healthcare, LLC acquired the Watsonville Community Hospital Campus in Watsonville, CA from Quorum Health Corporation. Halsen Healthcare subsequently completed a sale/leaseback of the facility at 75 Nielson St. with Medical Properties Trust, Inc.
Halsen Healthcare will operate the hospital and its facilities. Total cash proceeds from the transaction were roughly $39 million and will be used to repay outstanding principal on the Quorum’s term loan facility.
Located on 27-acres in the heart of California’s Central Coast, the campus consists of a 106-bed, general acute care hospital and two medical office buildings totaling 323,650 square feet. The hospital has been serving the tri-county area since 1895.
JLL’s Bryan Lewitt, Chris Isola, Kellie Hill and Justin Hill represented Halsen Healthcare in the transactions.
Lewitt says, “The sale/leaseback structure allows the company to have the capital to implement its business plan and better serve the community with premier medical services.”
