Guardian Realty Investors, LLC has closed on $93.1 in permanent and bridge financing for eight office, medical office and life science buildings in the Washington, DC area.

Guardian Realty Investors Secures $93M Perm, Bridge Financing for DC Property Collection

Bethesda, MD-based Guardian Realty Investors, LLC has closed on $93.1 million in permanent and bridge financing arranged by Bellwether Enterprise Real Estate Capital for eight office, medical office and life science buildings in the Washington, DC area.

Steve Shaw, Alec Jenkins, Chaz Wattles and Bill Wrench with Bellwether Enterprise Real Estate Capital, LLC, a commercial and multifamily mortgage banking company arranged the loans from a variety of lenders. The largest was a $26.1-million bridge-to-permanent loan to finance the conversion of an existing office building in Germantown, MD into a Class A life science building.

The additional refinance transactions are:

  • Fairfax, VA medical office; $15.5 million permanent loan
  • Rockville, MD medical office; $14.2 million permanent loan
  • Silver Spring, MD medical office, $16.4 million permanent
  • Gaithersburg, MD medical office; $6,600,000 permanent loan
  • Gaithersburg, MD office; $4.9 million permanent loan
  • Gaithersburg, MD office; $3.8 million permanent loan
  • Silver Spring, MD office; $5.5 permanent loan
