Grubbs Automotive Plans to Convert 32K SF to Volvo Dealership

A 20-year 31,845-square foot lease was recently inked for the property at 7620 Washington Ave. in Houston. Grubbs Automotive plans to convert the existing 12,595 square-foot showroom and 19,250 square-foot warehouse building into a new Volvo automotive dealership.

John Hoag represented the landlord, Levcor, in this transaction. Bill Bledsoe, senior vice president in the land and investments division at Henry S. Miller Brokerage, and Transwestern’s executive managing director Jeff Peden and senior director Scott Miller negotiated the lease. The team provided tenant representation services on behalf of Grubbs Automotive.

“In a very tight market, we were able to identify what we know will be an excellent location for the new Grubbs Volvo in Houston,” said Bledsoe.

The property, previously known as Western Brick & Stone, was built in 2008 with concrete deck construction and a full sprinkler system. It is located in Houston’s quickly transforming Design District, one block from I-10, offering accessibility and visibility from I-10 and Washington Avenue. This location was appealing to the tenant due to the proximity of dealerships along Old Katy Road and Memorial Park, which is immediately south of I-10.
