Grocery-Anchored Folsom Center 90% Pre-Leased a Year Ahead of Opening

Hunter Partners announced that two new leases have pushed Alder Creek Marketplace in Folsom to 90% leased, more than a year before its planned opening in the fall of 2027. Bank of Montreal (BMO) signed a 4,500-square-foot lease. In addition, Pacific Dental Services signed a 3,300-square-foot lease.

Matt Spear at CBRE served as the broker for BMO. Matt Goldstein of Gallelli Real Estate represented Pacific Dental. All leases were negotiated by Andrea Sessions at the Edwards Company on behalf of Hunter Partners.

“A successful daily needs shopping center requires a diverse range of tenants, and we’re happy to announce that Alder Creek Marketplace is now 90% leased,” said Josh Rupert, senior director of development at Hunter Partners. “This is not only a testament to Folsom Ranch, but also to the City of Folsom that both regional and national tenants are vying to be onsite.”

Alder Creek is anchored by a Safeway grocery store and a Safeway Fuel Station. Additional tenants already secured include MOD Pizza, Chipotle, Jersey Mike’s, Paris Baguette, Nail Chateau II, Jet Set Pilates, Next Health and Safe Credit Union.
