Greenstone Partners Closes Sale of 225K-SF Lake Forest Office Complex

Greenstone Partners announced the sale of Conway Park, a 225,000-square-foot office complex located at 100 & 150 N. Field Drive in north suburban Lake Forest, Illinois.

The property traded for $8.9 million following a competitive auction process that generated 15 qualified bidders. Danny Spitz, Managing Partner at Greenstone Partners, represented the buyer, The STG Group, a private real estate investment group based in Petaluma, California. The seller was represented by Matthew Tarshis, Andrew Rubin, Andrew Picchietti, Zack Pearlstein, and Andrew Slovis of Frontline Real Estate Partners.

The office complex is currently 43% leased, offering significant upside through continued lease-up efforts. Three of the property’s five largest tenants have lease terms extending through 2030 and beyond. The buildings feature efficient floor plates, smaller suite configurations aligned with current tenant demand. The asset is near major corporate offices, including AbbVie, Pfizer, Brunswick, CDW, and Grainger, as well as the Chicago Bears’ Halas Hall practice facility.
