Greenstone Partners Brokers Sale of Life Science Asset

Greenstone Partners has completed the sale of 2375 Cabot Drive, a 37,000-square-foot life science and headquarters facility fully leased to the Water Quality Association (WQA) in Lisle, Illinois. The property traded for $5.4 million.

WQA signed a 12.5-year lease in 2020, featuring annual rent escalations between 3% and 4.5%, reflecting their long-term commitment to the location. Both the tenant and the landlord collectively invested over $5 million into the property.

“This is the kind of investment where the tenant’s long-term commitment is unmistakable—from their capital improvements to the specialized lab infrastructure in place. It’s the type of tenancy you can see lasting for decades,” said Jason St. John, Managing Partner at Greenstone Partners, who exclusively represented the seller in the transaction. St. John represented the seller, a Chicago-based developer and owner, and procured the buyer, an out-of-state private investor.
