Greenheart Gets Green Light for TOD

Palo Alto, CA-based Greenheart Land Co. received approval for Station 1300, a transit-oriented project near the Caltrain station in Menlo Park. The city is seeking to boost the vitality of downtown long-vacant land via the proposed 6.4-acre mixed-use development along El Camino Real.

Station 1300 is planned to include 183 apartment units, two office buildings totaling roughly 220,000 square feet, up to 29,000 square feet of retail or restaurant space and 1,000 parking spaces. The developer assembled 15 parcels and expects to break ground in May.

To encourage use of public transit, all office tenants and residents will receive free Caltrain passes for a year, and parking space expenses will be separate from rent.

Greenheart’s Bob Burke notes 47% of the site is open space, including an amphitheater, dog park and two plazas with seating and water features. The project includes 2,300 solar panels, and will seek LEED Platinum certification.
