GrayStreet Gets OK on 1603 Broadway Height Variance
San Antonio’s Board of Adjustment handed down good news to local developer GrayStreet Partners, concerning the 1603 Broadway mixed-use tower near the CBD. Specifically, the board granted the developer’s request to build 20 stories in an area zoned for a maximum of 15. The variance means GrayStreet Partners can move forward on the project, which will include approximately 130,000 square feet of office space, a hotel, two “amenities” floors, ground-level retail and parking.
Peter French with GrayStreet told the Rivard Report he would like to break ground sometime in 2018, with completion scheduled for 2021. The tower is the first phase in GrayStreet’s plans for the overall area.
Earlier this year, the developer announced it would seek design approval from the San Antonio Historic and Design Review Commission, but withdrew the design before the commission could discuss it. GrayStreet will present an updated design before the HDRC sometime in fall 2018.
