Gowanus Canal Site Sells, Redevelopment Anticipated

A Manhattan-based developer paid $9.5 million for a patch of land near the Gowanus Canal in Brooklyn’s Boerum Hill neighborhood. The developer “will be bringing a unique retail concept to the property,” said Winfield Clifford, senior director for Cushman & Wakefield.

Right now, the site is largely taken up by a two-story, 1931 Renaissance Revival building, once the home to the Brooklyn chapter of the American Society for the Prevention of Cruelty to Animals. The ornamented brick building measures 13,447 square feet. But “M1-2” zoning allows for commercial development of 31,800 square feet at 233 Butler St.

“At approximately $300 per buildable square foot, this sale reflects the continued demand for commercial M-zoned development sites in the Gowanus area,” Clifford added.
