Google Recommits to Hudson Square with 411K-SF Lease Renewal

Google has renewed its 411,000-square-foot lease at Jack Resnick & Sons’ 315 Hudson St. in the Hudson Square submarket, according to Colliers’ latest report on Manhattan office leasing. The renewal and law firm Simpson Thacher & Bartlett’s 916,000-square-foot commitment to Extell Development’s 570 Fifth Ave. helped bring May 2026 leasing totals to more than 50% above the 10-year monthly average, according to Colliers.

The tech giant has long maintained a sizable presence in Hudson Square. The 315 Hudson space is part of a $1-billion New York campus for Google that has also included space at 345 Hudson St. and 550 Washington St., although much of its space at 345 Hudson was put up for sublease last year.

May also saw Versant’s 249,000-square-foot renewal and expansion at 229 W. 43rd St. and law firm Baker McKenzie’s 122,000-square-foot renewal and expansion at 10 Bryant Park. Both properties are located in Midtown.
