Goodyear Distribution Facility Trades for $109 Million
Newly constructed early in 2022, the property, known as Lakin Park Building 1A, is 100% leased to a single tenant. The property was acquired by BentallGreenOak. The seller was a joint venture of Clarius Partners and Walton Street Capital.
Cushman & Wakefield represented the seller. C & W’s Will Strong touted the property, “Lakin Park Building 1A is a best-in-class core asset with long-term tenancy in a high performing industrial park…backed by strong tenant demand, this type of industrial asset class remains highly sought after by investors.” The building includes 40 foot clear height, multiple points of ingress and egress, 120 dock doors and 171 trailer parking stalls.
The team of Clarius Partners and Walton Street Capital will be starting later this year on the second building (530,000 square feet) at Lakin Park and have agreed to join forces on a third (1,278,000 sq ft) early next year. Goodyear is 30 miles west of Phoenix.
