GoDocs Sees Rise in Multifamily Lending Volume, Loan Size

Commercial loan document automation platform GoDocs said Tuesday it saw a 17.2% year-over-year increase in commercial loans for multifamily properties through its platform in the first half of 2026. Along with an increase in the number of loans, GoDocs also saw an 8.3% Y-O-Y increase in the size of multifamily loans, with the growth skewing at the larger end of loans making the mean increase 23.3%.

Multifamily lending data on the GoDocs platform points in the same direction as the broader multifamily market. Newmark, for example, reported historically strong apartment demand alongside a 26% year-over-year increase in multifamily debt originations in H1 2026.

After a first quarter that saw a 52.9% Y-O-Y increase, multifamily lending slowed slightly in Q2, with volume falling 3.3% below the year-ago period. “Still, that wasn’t significant enough to offset the strength earlier in the year, leaving H1 2026 volume 17.2% above H1 2025 overall,” GoDocs reported.”As H2 data emerges throughout the rest of 2026, we’ll be watching to determine whether the Q2 slowdown was temporary and how quickly growth resumes.”
