GFI Brings Bed-Stuy Apartments to Market

GFI Realty Services has been named the exclusive sales agent for 829 Willoughby Ave., a newly-renovated, seven-unit, walk-up apartment building in Brooklyn’s Bedford-Stuyvesant section. The firm’s Shlomo Antebi will oversee the marketing of the property, with pricing targeted at $4.25 million and a going-in cap rate of 5.5%.

Constructed in 1899, the four-story building totals approximately 5,700 square feet, and is composed of three one-bedroom units and three two-bedroom units, including one duplex unit. The fully occupied property recently received significant renovations, and residents also have common-area amenities, including a roof deck.

“Bedford-Stuyvesant remains an attractive option for residents seeking a strong neighborhood with multiple public transit options and rents that are significantly more attractive than many submarkets of Brooklyn and Manhattan,” said Antebi. “With seven free-market units in an area that still has room to grow, this property presents buyers with an attractive, cash-flowing asset with long-term upside.”
