GBT Realty Finishes Up $140M ONE22ONE Office Tower in Nashville
Brentwood, TN-based GBT Realty has completed ONE22ONE, a $140-million, 373,000-square-foot Class AA office tower in Nashville, TN.
The 24-story property at 1221 Broadway in The Gulch urban neighborhood was funded by Mack Real Estate Credit Group along with Koch Real Estate Investments, GBT Realty’s limited partner.
ONE22ONE was designed during the COVID-19 pandemic and features independent HVAC systems and a near touchless experience including elevator dispatching and gateless parking technology. Interior amenities include fitness center with showers and lockers, tenant lounge with workspace and grab-and-go market, outdoor amenity deck overlooking downtown, wellness room and conference facility.
Firstbank has signed for 52,000 square feet on floors 13 and 14, and an additional 120,000 square feet has been secured by additional tenants.
CBRE is handling leasing duties.
GBT currently has $3 billion of commercial development in the pipeline or under construction by its shopping center, net lease, multifamily and diversified development platforms.
