Gateway Jax Helming Pearl Square Office Project
Gateway Jax will develop 655 Pearl, a 100,000-square-foot office building in downtown Jacksonville, Fla. Commercial Edge reports that the proposed $750 million Pearl Square is going up in phases and will include, apart from office space, more than 1,250 residential units, over 200,000 square feet of retail and dining space, a boutique hotel and more than 1 acre of parks and green spaces. Five of its buildings are currently underway, with the first residential property scheduled to come online this summer.
Groundbreaking for 655 Pearl is scheduled for 2027, while completion is expected by 2028. JLL will serve as exclusive leasing agent. JLL Michael Loftin, Jesse Shimp, and Mack Keasler are the project’s leasing brokers.
To rise six stories at 655 Pearl St., the development will be the only office building in Pearl Square. Morris Adjmi Architects and BDG Architects are the designers behind the project.
The Jacksonville City Council approved a $98.6 million incentive package for Pearl Square’s first phase in 2024.
