Fulton Labs 98% Leased After TCC Signs New Tenant
The Chicago office of Trammell Crow Company (TCC) signed a 35,021-square-foot lease for MonoSol, a water-soluble technologies company, to the Fulton Labs campus. Dan Lyne and Kelsey Scheive of CBRE represent TCC’s Fulton Labs at 1375. Andrew Urban and David Burden of Colliers represented MonoSol in lease negotiations.
MonoSol, a sustainable material science company headquartered in Northwest Indiana, is a division of Tokyo-based Kuraray Group. The company makes water-soluble, biodegradable films used to make laundry and dishwashing detergent packets. MonoSol will occupy the last full floor at 1375 West Fulton which is expected to open in mid-2024. The deal brings the 300,000-square-foot life sciences building to approximately 98 percent leased.
According to CBRE research, Chicago was the #1 market for corporate relocations and expansion projects between 2021 and 2022. Fulton Labs is also home to the Chan Zuckerberg Initiative’s $1 billion CZ Biohub expansion this year, leasing 28,200 square feet of space at the Fulton Labs 400 North Aberdeen facility.
