Fully Leased Brea Offices Sell to Private Investor

NAI Capital Commercial executive managing director Ryan Campbell and Tony Naples of Lee & Associates represented a private investor in the $19.5-million acquisition of a 79,500-square-foot Class A office building located at 120 S. State College Blvd. in Brea. CBRE National Office Partners’ Anthony DeLorenzo, along with Sammy Cemo, Bryan Johnson and Harry Su of Private Capital Partners, represented the seller.

Built in 1985 and renovated in 2015, the three-story building sits on 2.3 acres within Brea Place, a business park encompassing six office buildings. The property is fully leased to six tenants, including the County of Orange, CareFusion, Whittier Filtration, HdL Companies and Yellow Box Corp.

“This acquisition represents a strong long-term investment opportunity in one of Orange County’s most established office submarkets,” said Campbell. “The property’s stable tenant roster, quality improvements, and excellent location within Brea’s core business district provide secure and durable cash flow for years to come.”
