Front Street Capital Gets $37M for 340K-SF Industrial Portfolio in Winston-Salem

Winston-Salem, NC-based Front Street Capital has sold Union Cross Industrial Center, a two-building industrial portfolio totaling 340,000 square feet also in Winston-Salem, NC, for $36.9 million.

Rob Cochran, Nolan Ashton, Bill Harrison, Stewart Calhoun, Casey Masters, Bobby Finch, Jason Ofsanko, and Hap Royster of Cushman & Wakefield represented the seller, which developed the property. San Diego, CA-based Westcore acquired the asset.

Union Cross Industrial Center consists of two Class A warehouses at 4980 and 4991 Millennium Drive that are 140,000 square feet and 200,000 square feet, respectively. The industrial portfolio was built in 2019 and both properties were fully leased by single tenants at the time of sale.

Key features of Union Cross Industrial Center include 32-foot clear heights, auto and trailer parking options, concrete tilt-wall construction with ESFR sprinkler systems and LED lighting, truck courts between 140 and 180 feet, and the opportunity to expand 4991 Millennium Drive by 110,000 square feet.
