Fremont Research Center Portfolio Lures Kennedy Wilson
With a rental rate 30 percent lower than the overall Silicon Valley market, Fremont has lured multiple notable companies for expansion or relocation during the past few years. One two-building portfolio, Fremont Research Center, recently lured a buyer. It sold for $32.2 million to Kennedy Wilson Fund VI.
Located at 47200 Bayside Pkwy. and 3500 W. Warren Ave., the portfolio totals 115,537 square feet and is currently 100 percent leased to two life science and aerospace defense users.
Newmark’s Steven Golubchik, Edmund Najera, Jonathan Schaefler, Darren Hollak and Jack Phipps represented the seller, TA Realty.
“Fremont Research Center presented an investor with the opportunity to acquire an asset with stable in-place cash flow and value-add potential through the ability to mark-to-market the upcoming tenant expiration,” said Najera.
The 61,824-square-foot single-story building on Warren serves as the headquarters for Intuity Medical. The 53,713-square-foot partial two-story building on Bayside is fully leased to Mercury Systems.
Fremont Research Center is located along the 880 Corridor in Fremont near notable corporations such as Tesla and with access to retail amenities.
Lisa Brown has decades of experience in corporate communications and marketing management with organizations including Coldwell Banker Residential, Grubb & Ellis, Marcus & Millichap, NAIOP, SIOR and ALM.
In those positions, she worked in conjunction with chief executive officers and chief marketing officers to create corporate messaging, cohesive branding standards, strategic marketing plans and thought pieces. Brown is a frequent speaker at industry events and an editing adjunct professor for an online course. She has a master’s degree in mass communications from San Jose State University.
