Four Williamsburg Mixed-Use Buildings Sold for $11M
Mendel Gold has acquired four three-story walk-up buildings in Williamsburg, Brooklyn, from a private family for $10.75 million. Sold collectively at a 7% cap rate, a GRM of 11.2, and $605 per square foot, Rosewood’s Ben Khakshoor, Alex Fuchs, Aaron Jungreis, and Eli Shayestehpour represented the buyer and the seller.
461 Lorimer Street, constructed in 1920, boasts five free-market apartments, offering 4,875 square feet with an additional 2,625 square feet of air rights. 110 South Second Street, built in 1910, houses four free market apartments within its 4,180 square feet structure.
384 South 2nd Street, constructed in 1920, presents two free market apartments, a commercial space, and 667 square feet of air rights across 2,400 square feet. 211 Johnson Avenue, also built in 1920, offers six free market apartments, a commercial space, and 667 square feet of air rights within its 5,692 square feet structure.
