
Four Pillars Locks Down $26M Loan for Industrial Property in Sanford
Four Pillars Capital Markets has secured a $26-million acquisition loan for a Class A multi-tenant industrial warehouse distribution center with three acres of industrial outdoor storage in the Orlando submarket of Sanford, FL.
Farhan Kabani of Four Pillars Capital Markets represented the foreign sponsorship, a repeat client. Working with institutional investors advised by J.P. Morgan Global Alternatives as the funding source, Four Pillars Capital Markets secured an interest rate of 3.99% on a $26.0 million non-recourse loan with a seven-year fixed term, three-years of interest only, followed by 30-year amortization.
The property is comprised of three tilt-wall concrete buildings with a 32-foot clear height and 54 dock doors. It has a tenant mix consisting of national, multi-national and regional businesses representing a cumulative 278,000 square feet of space.
