115th West 7th Street

Former FW Oncor Offices Converting to Apartments, Retail

3L Real Estate bought the 115th Street West building in 2023 and began planning a conversion project. 3L recently hired Hasen to begin construction on the adaptive reuse of the former Oncor Building in downtown Fort Worth, converting it from an office to multifamily, in the next month or two.

To be branded, 115th West 7th Street, Hasen will convert the 300,000-square-foot, 16-story tower into approximately 330 residential units, including studios, one-bedroom, and two-bedroom apartments. The mixed-use project includes existing ground-floor restaurants and retail and will add new atriums, a fitness center and business center. Completion is targeted in less than two years.

Originally constructed in 1952, the building served as the headquarters for the Fort Worth National Bank.

The project features high-end dining, The Capital Grille and Little Red Wasp, as well as a PlainsCapital Bank branch.

Bennett Partners is leading architecture and design efforts for the conversion.
