Former Escondido Ice Plex Trades in Partial Sale-Leaseback

CBRE arranged the sale of Escondido Ice Plex, a 6.32-acre property at 555 North Tulip in Escondido. Hazard Construction acquired the property. CBRE’s Roger Carlson and Blake Wilson represented the seller, Onward Energy, in the transaction. Kidder Mathews’ Mickey Morera represented Hazard Construction, which will use the property as its North County headquarters to service jobs in the region.

The location features the 77,787-square-foot building of the former Escondido Ice Plex, a sale-leaseback of an existing power plant facility and excess yard space. The Ice Plex closed in 2020.

“The sale included a partial sale-leaseback agreement, and its strategic location and flexible zoning provided an excellent opportunity for the buyer to expand its existing construction operation,” said Carlson.

Located at the intersection of I-15 and Highway 78, the property offers convenient accessibility. The property features M-2 zoning and excess land, offering potential for future expansion and dock loading.
