Former Dean Foods Facility Sells for Redevelopment

DarwinPW Realty principal Jerry Sullivan and Axiom Advisors represented the seller, NDSM Franklin Park, LLC, in divesting a 102,950-square-foot building at 3600 River Road in Franklin Park, IL. DarwinPW SVP Jeffrey Provenza and JLL’s Brian Carroll represented a private investor in purchasing the property, formerly a Dean Foods facility. 

“The building is beginning to become obsolete, so the best use for this site will be for redevelopment,” said Provenza. “With its proximity to I-294 and I-90, its location will lend itself to a distribution or ecommerce user.” 

The Class B building was constructed in 1954 and has eight exterior docks and eight drive-in doors. It has more than 500 feet of road frontage, a large area for outdoor storage, trailer parking and a 10,000- square-foot cooler. The strong labor market and desirable location make it a good candidate for renovation or redevelopment.
