Former Courthouse and Jail in East Cambridge Reborn as Mixed-Use

A partnership of Leggat McCall Properties (LMP), Granite Properties and CBRE Investment Management unveiled 40 Thorndike, a mixed-use office, retail and residential redevelopment. It culminates a decade of transformative architectural planning and construction of the former Edward J. Sullivan Courthouse and jail in East Cambridge, MA.

Formerly owned by the Commonwealth of Massachusetts, the property was acquired in vacant and obsolete condition. The structure’s location on the edge of Kendall Square offered a unique conversion opportunity, according to LMP, with construction financing provided by Bank OZK.

The 20-story building offers 422,000 square feet of Class-A office space on the upper floors and 48 inclusionary residential apartments at levels 2 and 3. The ground floor comprises retail, restaurant, childcare and meeting spaces.

“40 Thorndike has persevered because of the collaboration and creativity of so many determined people,” said Rob Dickey, EVP and partner at LMP. “Finally, this Brutalist government structure of the past has been transformed to a sustainable asset for the local business and residential community for generations to come.”
