Foreign investors into commercial real estate favored the Sunbelt over traditional coastal markets in 2021

Foreign Investment Up Sharply Last Year; Moves into Hot Property Sectors

Foreign investment in U.S commercial real estate last year nearly doubled from 2020 levels, hitting $70.8 billion, according to data compiled by Real Capital Analytics and published in the Wall Street Journal.

WSJ said investors from Canada, South Korea, the UK and other countries eschewed major market office buildings, typically their preferred type of investment, and followed U.S. investors into hot sectors like warehouses, multifamily and specialty office space.

Foreign investors also moved into non-traditional areas from a geographic perspective, investing in regions like the Sunbelt, according to WSJ. A record 64% of foreign investment was in non-major metropolitan areas, up from 53% in 2019.
