
Focus & Long Wharf Purchase City of Industry Industrial Park
Newport Beach, CA-based Focus Real Estate and JV partner Long Wharf Capital have purchased a four-building, 96,000-square-foot freestanding industrial park in City of Industry, CA. DAUM Commercial Real Estate Services represented the buyer in the $30.75 million transaction with a private investor seller.
The DAUM team of Anthony Bergeman, Krishna Shegran, Michael Chase, Charles Johnson and Joseph Harmon collaborated with Focus and Long Wharf to identify the property. Located along East Walnut Drive with 60 Freeway frontage, the fully leased industrial park features up to 24’ clear heights, dock-high and ground level doors and ample parking.
“With investor interest in industrial assets in this submarket so robust, sales prices have risen by 5% in the third quarter, requiring deep resourcefulness to satisfy buyer demand. Investors and users are extremely interested in properties in City of Industry, as it serves as an economic hub for the San Gabriel Valley,” said Bergeman.
