Flatbush Multifamily Comes to Market with Long-Term Upside

GFI Realty Services has been named sales agent for 2574 Bedford Ave., a 16-unit multifamily building in the Flatbush section of Brooklyn. The firm’s Shlomo Antebi will oversee the marketing of the property, with pricing targeted at $4.75 million.

Constructed in 1915, the four-story, corner building totals approximately 18,000 square feet. It’s composed of five two-bedroom units, 10 three-bedroom units and one four-bedroom unit.

Eight of the apartments have the potential to be converted into larger units by constructing an additional bedroom. The current ownership has made extensive renovations throughout the building, including hardwood flooring and stainless-steel appliances in many of the units.

“In recent years, Flatbush has emerged as an up-and-coming area due to its central location, numerous transit options, and diverse housing stock,” said Antebi. “This property boasts very large rooms, and with much of the building rent-stabilized, it presents investors with considerable long-term upside.“
