First Industrial Picks Up North County Asset

First Industrial Realty Trust, Inc. acquired a 123,454 square-foot rear-load industrial facility in San Diego’s North County for roughly $21.6 million. Kidder Mathews’ Mickey Morera and James Duncan represented the buyer in the off-market transaction. The seller was BLT Enterprises, which was represented by SD Realty Partners’ Ron Jacobson.

First Industrial’s Jerry Devon says, “Given these strong demand drivers in this supply-constrained market [population, job growth and high employment rate], we are pleased to grow our portfolio with the addition of a high-quality facility to serve the last mile needs of our customers.”

The 100% leased asset at 2777 W. Loker Ave. in Carlsbad includes five tenants. The building features 24-foot clear heights, 20 exterior docks, eight drive-in doors and 227 auto spaces.
