First Ever Modular Apartment Building in D.C. Breaks Ground

Real estate development company Community Three and project partner Rooney Properties have broken ground on Modo, Washington D.C.’s first modular apartment building.

Located at 3701 New Hampshire Ave. NW, the property is nearby the Georgia Avenue-Petworth Metro Station and was designed to appeal to Generation Z renters. Modo’s 44 custom-designed modular boxes arrived onsite 80 percent finished. Each three-bedroom Modo apartment features built-in custom closets, shelving and desks. Additionally, each living room has a pre-installed flat-screen TV. Philadelphia-based VBC Construction is serving as modular contractor for the project.

“The Gen Z market is very environmentally conscious and communal,” said Grant Epstein, president at Community Three. “They generally prefer having roommates to living alone. They are just starting out on their careers and need quality housing at a reasonable cost, but also value great design and useable outdoor space. Modo’s purposeful configuration responds to this need by mitigating the high cost of living in a sought-after ‘A’ neighborhood in DC.”
