Fire Protection Manufacturer Signs Long-Term Rockland County Lease

Lincoln Equities Group (LEG) signed a 44,000-square-foot, long-term lease at Lincoln Logistics Rockland with Reliable Sprinkler, a national manufacturer and distributor of fire protection products that was looking to expand its local base. Located at 625 Corporate Way in Valley Cottage, NY, the midsize, Class A space provides Reliable Sprinkler with the opportunity to distribute all around the Tri-State region.

Reliable Sprinkler will also operate a wholesale counter for direct-to-consumer sales. The deal was brokered on the landlord side by Newmark, while the tenant was represented by JLL.

“This was unquestionably a great fit for Reliable Sprinkler, as well as for LEG, which was looking to provide a space for a strong, credit-worthy user,” said Steven Beyda, executive managing director at Newmark. “The market is also receiving the remaining space well, demonstrating the pent-up demand for premium, mid-sized distribution spaces, especially in the New York/New Jersey region.”

Delivered with capital partner PCCP, the property features built-to-suit office space, 36’ clear height ceilings, 34 dock doors and parking for 123 cars and 41 trailers.
