Fiesta Redefined get zoning approval

Fiesta Mall Repositioning Taking Shape

Mesa’s Planning and Zoning Board recommended approval to rezone roughly 80 acres that were once home to Fiesta Mall. Verde Investments plans to rebuild the site into a mixed-use project called Fiesta Redefined.

The vision for Fiesta Redefined is for Verde to build up to 4,000 residential units and up to 1.1 million square feet of nonresidential development. A “village green” open space that will include benches, shade structures and trees is also a key part of the project.

The Phoenix Business Journal reports that if the Mesa City Council gives approvals in the coming months, the Verde team will go to market to attract project partners, which will dictate the construction timeline.

Valley businessman Ernest Garcia II, the biggest shareholder of Tempe online vehicle retailer Carvana Co, owns Verde.

Like many malls, Fiesta Mall struggled and eventually, every store on the site closed by 2019.
