Fidelity Buys 198K-SF Kannapolis Amazon Warehouse

Trinity Capital Advisors sold a 198,400-square-foot building in Kannapolis for $37.75 million. The building at 6255 Shumard Street is leased by Amazon.com Inc., which uses the facility as a delivery station. A Fidelity Investments real estate fund acquired the building.

The facility is across Davidson Highway from Amazon’s CLT3 fulfillment center. CLT3 opened in 2018 and is over 1 million square feet.

The Charlotte Business Journal reports that Trinity Capital is partnering with Barings to develop the 85 Exchange industrial park. The first phase of 85 Exchange consisted of two buildings, totaling 314,000 square feet of industrial space. Both buildings were completed last year.

The second phase of 85 Exchange is under construction now and will include 575,000 square feet across two buildings. The second phase will deliver in early 2026.

The 85 Exchange project will total 1.3 million square feet of industrial space across seven buildings upon full buildout. A Cushman & Wakefield team is responsible for leasing the property, which was built by Choate Construction.
