Fidelis Makes Strides with San Jacinto Mall Redo

In 2015, Fidelis Real Estate Partners acquired Baytown, TX’s San Jacinto Mall, with plans to demolish, then re-build the property into an open-air market. The Houston-based owner/developer is now moving forward to demolish the main mall structure, which will lay the groundwork for the eventual goal — a rebranding as San Jacinto Marketplace, with 1.1 million square feet of retail space, 80,000 square feet of office space, 20 restaurants, and a festival and concert venue. The former Ward’s and Bealls buildings were previously demolished.

The development, situated at Interstate 10 East and Garth Road in the far east Houston submarket, has J.C. Penney, Premier Cinema and Macy’s as tenants. The shopping center’s first phase is scheduled for a late 2020 opening.

The mall opened in 1981. At the time, it was the single-largest property and sales taxpayer for the city of Baytown.
