Federal Unveils Enhancement Plans for Virginia Shopping Center

Federal Realty Investment Trust announced a series of coordinated improvements at Barracks Road Shopping Center in Charlottesville, Virginia, to modernize exterior finishes, landscaping, and shared spaces and elevate the property.

Exterior work began last fall 2025 with the adoption of a new paint color palette. Comprehensive landscape improvements are also underway, including a tree restoration program to improve aesthetics and increase shade. “These investments demonstrate our long-term commitment to Barracks Road and our confidence in its standing as Charlottesville’s premier retail destination,” said Mike Ennes, Senior Vice President of Asset Management at Federal Realty.

Federal will soon begin the final phase of the project, which will enhance the public gathering area along the west side of Main Street between Spring Street and Soma. Additional upgrades include new seating areas, specialty lighting, public art installations, refurbishment of the courtyard fountain, new signage, and regrading and replacement of the sidewalk.
