Federal Realty Signs Fintech Firm as First Tenant for Santana Row Offices

Global fintech firm Acrisure will be the first tenant of One Santana West, a newly developed office property located at 3155 Olsen Dr. within Federal Realty Investment Trust’s Santana Row in San Jose. The company reportedly will consolidate from eight existing offices in Northern California into 29,000 square feet at One Santana West, with plans to move in next April. 

“Bringing employees together under one roof will increase cohesion, collaboration and innovation,” said Jennifer Anderson and Dan Michelini, managing partners of Acrisure’s West region. “This is crucial as we prioritize our clients’ needs with an eye on providing the service and experience they’ve come to expect.” 

The Mercury News reported that Federal Realty’s original plan was to sign one or two large tenants for all of One Santana West’s 375,000 square feet. However, that plan, formulated before the COVID-19 pandemic, was changed as tech firms began laying off employees and downsizing their offices. The owner-developer pivoted to attracting smaller tenants.
