Federal Agency Leaving AmTrust Realty’s Illinois Center

The U.S. Department of Health & Human Services will be leaving its nearly 170,000-square-foot office space at Illinois Center located at 233 N. Michigan Avenue, reported Crain’s.

The largest tenant at the East Loop property, the government health agency plans to relocate when its lease expires later this year, moving to federally owned buildings at 230 South Dearborn Street and 77 West Jackson Boulevard.

The building’s landlord, AmTrust, is facing other looming tenant losses and the agency’s move to not renew its lease will leave the Illinois Center’s occupancy at just 48 percent. AmTrust purchased the Illinois Center for $376 million in 2015, when the complex was 70 percent leased.

AmTrust also owns several other downtown towers, including the mostly vacant former Bank of America building at 135 S. LaSalle St., which could be converted into mixed-use residential buildings as part of the “LaSalle Street Reimagined” program.
