Family Dollar Closes $75M Sale-Leaseback for 47 Retail Locations

JLL and GA Group Real Estate announced today that it closed a $74.7 million sale-leaseback for a 47-property Family Dollar retail portfolio totaling 387,945 square feet across 19 states.

JLL’s Net Lease Team and GA Group Real Estate exclusively represented the seller, FD Retail Properties LLC. The assets were acquired by an institutional real estate investor. The geographically diverse portfolio provides institutional investors with built-in risk mitigation through its coast-to-coast, multi-state footprint and reliable, long-term tenancy.

The deal structure provides the financial flexibility to accelerate growth initiatives while ensuring the retailer maintains its footprint and operational continuity across all locations. This marks JLL and GA Group’s second major Family Dollar portfolio closing in 2026, following a $75 million transaction for a 46-property portfolio that closed earlier this year.
