EXCLUSIVE: Chicago Industrial Focuses on Infill Development
Development velocity in Chicago’s industrial sector has ebbed, at least temporarily, with Colliers International reporting the current square footage of projects under construction is just 39.3% of where it was a year ago, and the number of starts also down in the first quarter. However, the firm anticipates a surge of new development in the next six months.
Where industrial is seeing a pickup in current development activity in infill projects: the redevelopment of already largely-developed sites accounts for 17 of the 30 projects under construction. That’s the market’s greatest number of active infill development projects being developed at one time during the current cycle, according to Colliers.
Looking ahead, the firm anticipates about 50 industrial projects launching construction during the second or third quarters of 2018. At least 20 of these are expected to be infill projects.
