Essex’s Livaditis Lists Apartments in Low-Density Bowmanville
Essex Realty Group’s Steven Livaditis recently listed 2030-32 W. Berwyn Ave., a six-unit apartment building in the North Side’s Bowmanville neighborhood, for $1,875,000. The brokerage says this low-density pocket commands strong demand for luxury rental units, nestled between the higher-profile Lincoln Square, Ravenswood and Edgewater neighborhoods.
The building’s unit mix consists of all two, three, and four-bedroom layouts; two of the units are substantial duplex apartments with additional live/workspace. The apartments were all recently rehabbed.
Notable improvements to the building include copper plumbing throughout, individual electric panels, and new windows. Additionally, all apartments have individual laundry, HVAC furnaces and hot water tanks.
Essex says an investor or owner user has an opportunity to purchase an attractive six-unit property that has been updated and requires minimal upkeep. It’s being marketed as a turnkey asset for an investor that can raise the rents slightly to market-rate and continue to generate income passively.
