Essex Realty Lists Adjacent Mixed-Use Properties in Lakeview

Essex Realty Group has been retained to market for sale 3826 and 3830 N. Ashland Ave., two adjacent mixed-use properties in the North Side’s Lakeview neighborhood. The property is listed at $2,000,000 by the Essex team of Jim Darrow, Jordan Gottlieb, and Sarah Rider.

Each building has three units, and the total unit mix includes four three-bedroom apartments, one large two-bedroom apartment and one grandfathered commercial office space. The first-floor commercial space is occupied by a Century 21 Affiliated real estate office through 2024.

This value-add opportunity is located within two blocks of the Irving Park and Addison Brown Line CTA Stations and less than a mile from Wrigley Field and the Addison Red Line CTA Station. A new investor has the opportunity to take advantage of Chicago’s Accessory Dwelling Units ordinance to add two coach houses behind the existing buildings, increasing the unit count from six to eight.
