Essex Lists Historic Mixed-Use in Downtown Waukegan

Essex Realty Group, Inc. has been selected to exclusively market 200 N. County Street, a 23-unit mixed-use property located in the heart of Lake County’s Downtown Waukegan, Illinois. The property is currently listed at $1.6 million and is located steps away from Lake Michigan.

A historic property known as the ‘YMCA Building’, the building consists of nineteen apartments and four ground-floor commercial spaces. According to Brian Karmowski, Managing Director at Essex and the broker leading the sales efforts, “The subject property provides an investor with the rare opportunity to redevelop a historic building with significant upside. Once stabilized, we believe an investor may realize a cash-on-cash return in excess of 7%.”

The unit mix includes one two-bedroom and eighteen one-bedroom apartments. Five have been fully remodeled and the remaining fourteen units are fully framed out and ready for completion. The commercial spaces total 6,743 square feet of combined space, including a fully operational boxing gym.
